Planning a Home Renovation in 2026? Here’s Why You Should Start Now
Planning a Home Renovation in 2026? Here’s Why You Should Start Now
The Grindstone team often returns to these wise words from Benjamin Franklin: “Failing to plan is planning to fail.” It’s a philosophy that guides every one of our Winnipeg home renovation projects, large and small.
A successful design-build process takes time and careful coordination. If a renovation is on your radar this year, we encourage you to start the conversation with a contractor as early as possible. Starting now allows for more thoughtful planning, plus more control over your investment and fewer compromises along the way.
Home renovations also often take longer than anticipated. It’s important to account for how long a project will actually take to execute at a high standard. The most successful outcomes come from clients who invest the time and effort in thorough planning.
3 Major Considerations for Home Renovation Timelines
The Design Process
Design takes time, typically two to four months, depending on the project’s scope and complexity. A bathroom upgrade may move through the design phase more quickly, while larger undertakings like home additions naturally require a longer runway. If engineers are involved, for example, the timeline may need to be extended.
At Grindstone, we take a two-phased approach. We begin with preliminary drawings before refining the details and producing final drawings that are ready for execution. Then, once the final drawings receive the stamp of approval, we can move forward with applying for the required city permits, another important step that benefits from early planning.

Booking Resources and Ordering Materials
Securing your designer, engineer and key trades early sets the foundation for a smoother build and a stronger commitment to your project, right from its earliest days.
One of the biggest risks of waiting too long to plan your renovation project is the companies you want to hire may not be available. With skilled professionals often booked months in advance, it can mean settling for second choices or even pushing your entire timeline further into the year.
Material lead times also remain unpredictable, with many products still requiring advance ordering. Starting the planning process early minimizes the risk of disappointment or last-minute product substitutions, which can compromise both design intent and schedule.
Lack of planning can also lead to a longer, more costly timeline and critical details are missed. Take a more patient approach, where you can assess everything and make informed decisions so the project is researched and executed to the highest level.
The Legalities
Depending on the project, you may need permits for everything from electrical and plumbing work to structural changes and additions before the work can even begin.
Unfortunately, those permits may take longer than expected. Zoning reviews, variances, flood fringe zone (when located on a river or within a certain distance) and approvals can derail timelines. When left to the last minute, they can create unnecessary pressure that may lead to rushed decisions, higher costs and in some cases, even regret.
Read through the City of Winnipeg’s information on building and renovating permits or check with your local municipality for guidance.
How to Prepare Before Meeting With a Contractor
You have defined your renovation goals and started planning what the finished project could look like, but haven’t landed on a contractor yet. We have outlined your next steps to move the process forward.
Conduct Research to Find a Contractor
Start by researching contractors whose work and approach align with your vision.
Browse company websites to get a sense of how they operate, but don’t stop there. We recommend reading reviews so you can understand what your future experience might be like from a fellow homeowner’s perspective.
Narrow your list to two or three contractors to reach out to. Initial conversations will allow you to determine if they are the right fit for you and your project.
One of the most common challenges homeowners face during the renovation process is the confusion that comes from speaking with multiple companies. (“I think it was ‘X’ who said they have a three-year warranty?”)
To bring clarity to your decision, prepare a list of questions that matter most to you, and ask each renovator the same set of questions. Write everything down, review and compare the answers, and evaluate which team aligns best with your priorities and expectations.
A design-build renovation is a significant partnership. You may be working closely with this company for six to 12 months, so trust and transparency are essential to a successful experience!
Decide on a Desired Completion Date
If your renovation needs to align with any milestone events, be sure to define those dates early in the process.
For example, if you are hosting your daughter’s graduation party in July or will need access to the kitchen during a main-floor renovation, that information will help set expectations. Bring that forward in the project’s early days so your remodeler can see what is possible and build a realistic plan and schedule.
Another often neglected consideration for larger renovations is living arrangements. You may need to secure a temporary place to stay or plan for limited access to certain areas of your home. See tip #4 in our blog on expert tips to survive a home renovation.
Determine How You Will Pay
Are you using your own savings? Refinancing or renewing your mortgage? Taking advantage of a home equity line of credit (HELOC)? Check out our blog on how to create a realistic home renovation budget for even more helpful information.
Starting the process early in the new year does not mean construction begins now. It means being ready when the ground thaws, particularly for larger projects. By considering these factors and taking the time to plan early in the year, you are setting yourself up for a successful project. With the groundwork done, our team will be well-positioned to start construction and deliver a finished product that exceeds your expectations.
